Fair Housing Compliance
We comply with Federal Fair Housing Law and welcome persons of all race, color, religion, sex, handicap, familial status, or national origin. Applicants are also protected from intimidation, harassment, or threats based on immigration or citizenship status throughout the application process and tenancy.


Property Showings & Application Process

  • We do not rent homes sight unseen. Making an application does not put you first in line. You or someone you designate must see the home before applying.
  • Call 360-357-8140 to schedule a showing. Appointments are first-come, first-served, and high-demand properties may have a waitlist.
  • Applications are processed Monday – Friday, typically within 24-48 business hours.
  • Each resident over age 18 must submit a separate rental application.

Application Fees

  • Application fees, as outlined in the property listing, must be paid before starting the application process.

Qualifications for Approval

  • All Properties (outside City of Olympia): Applicants must have verifiable monthly income of at least 3× the rent (or your portion if using housing vouchers).
  • City of Olympia Properties: Applicants must have verifiable monthly income of at least 2.5× the rent (or your portion if using housing vouchers).
  • Credit / Background: A credit report is considered as part of the approval process. Applicants without a Social Security number are still eligible, and alternative verification methods may be requested. Credit scores under 650 require owner approval and a double security deposit.
  • Team NW Property Management does not accept portable screening reports. We obtain credit reports directly from Experian.
  • Co-Signers: Team NW Property Management does not accept co-signers.
  • Case-by-Case Review: Past evictions, bankruptcy, or any criminal history will not automatically disqualify applicants. Each situation is reviewed individually, with felonies considered separately.
  • Applicants may combine household income to meet the qualification.

Applications May Be Denied For:

  • Incomplete applications
  • Failure to meet financial qualifications
  • Poor credit, excessive collections, or missing required documentation
  • Other factors deemed relevant during the review process

Verification of Funds

  • Employment Income: Two recent paycheck stubs.
  • Self-Employed: 1 year of tax returns and 3 months of bank statements showing business income (summary page acceptable).
  • Fixed / Non-Employment Income (SSI, SSDI, retirement, pension, etc.): Provide an award letter, benefits letter, or other official documentation showing the amount and frequency of income.
  • Other Income (housing vouchers, court-ordered payments, etc.): Provide supporting documentation verifying the income amount and terms.

All income must be lawful and verifiable.


Occupancy

  • 2 persons per bedroom plus 1. Example: a 2-bedroom home has a maximum occupancy of 5.

Pets / Service Animals

  • See individual property marketing remarks if the home accepts pets; tenants are asked to create a profile online.
  • We use a third-party pet policy service: https://teamnwpm.petscreening.com
  • If applicable, applicants may submit supporting documentation for service or assistance animals through their profile.
  • Pet policies differ by property (type, weight, number, additional fees or deposits). Check marketing remarks to confirm if pets are allowed.

Approval & Move-In

  • Upon written approval via email, applicants are required to pay the security deposit and $75 re-key fee.
  • Once a lease is fully executed and signed by all parties, the home is no longer advertised or shown to other applicants
